Q. I am buying a new home off plan at Forge Weir View. Do I still need to exchange within 28 days?
When you purchase a property at Forge Weir View, you are agreeing to exchange contracts unconditionally within 28 days of reservation. A 10% deposit is due on exchange with the balance on completion.
Q. Are the properties at Forge Weir View leasehold or freehold?
All of the properties at Forge Weir View are offered freehold, with the benefit of some restrictions to protect the overall look and feel of the scheme for future prosperity.
Q. Can I buy your show home?
Show homes will become available for sale as the development progresses. Our show homes are sold subject to light usage and on a fair wear and tear basis. If you are interested in purchasing a show home, please register your interest with one of our sales advisors who will be happy to keep you updated with release timeframes.
Q. Are there additional fees for maintenance and upkeep of the development?
All homes at Forge Weir View will carry an estate rent charge which will fund the maintenance of all communal areas and facilities throughout the development. This includes the upkeep of the extensive landscaping in communal areas. Please see the sales team for further details.
Q. Do all homes have parking included?
Yes, all of our new homes have parking facilities included. Our homes have either garages, allocated parking or driveways. Please see your sales advisor for individual plot layouts.
Q. Will my new property have a new home warranty?

Q. I am looking to secure a new home for investment purposes, can I let the property I purchase?
Buyers are welcome to let their properties. You may be looking to secure a home for the future and our area has a vibrant rental market with demand for quality properties in excellent locations such as ours.
Q. Can I tailor my new home to suit my tastes?
Reservations made at an earlier stage may give opportunities for the buyer to make colour changes within the chosen home but this is dependent on the build stage. Where finishes have already been chosen, these will have been selected by our designer to compliment the properties features. Optional upgrades will be available subject to the stage of construction but additions and extras outside of this are not permitted. Please see the sales team for details on specific plots.
Q. If I am buying off plan, can I make alterations to the layout of my new home?
Our properties have been architect designed and careful consideration has been given to every aspect of each home, all to approved standards. Given this, we are unable to consider any internal or external alterations.
Q. I have reserved a plot which in now under construction, when I can view my new home?
Forge Weir View is a working construction site and access is strictly controlled outside of the marketing suite and show home. Viewings would depend on safe access and is strictly by appointment only. We will endeavour to allow access appointments from the ‘second fix’ stage of construction, however this is not always possible and is dependent on the status of each plot and principally, site safety. There will be an opportunity to view inside the property during your familiarisation visit in the week prior to completion. When buying off plan, access to a property will not be possible prior to exchange. The exchange period is 28 days and this cannot be changed to accommodate a earlier viewing.
Q. When can I move in?
Completion will take place following a notice period of 2 weeks. Reservations are accepted on the basis that fixed completion dates cannot be offered. Our sales team will keep you up to date with the estimated completion timetable as your new home progresses.
Q. Is there an allocation of affordable housing on site?
As part of the government planning policy, our development has an allocation of affordable housing totalling 10 units. These include one bedroom flats, two bedroom homes and three bedroom homes. Which will be transferred to an approved Registered Housing Provider and offered at shared ownership or rental under their management.
